The Idea: Mark Lawrence was a financial analyst at Bank of America in Chicago when he started racking up parking tickets - eventually hitting $5,000 in fines. Frustrated by the chaos of street cleaning schedules and the impossibility of finding affordable parking in the city, he figured he wasn't the only one suffering. When the financial crisis hit in 2008 and Lawrence was laid off, he saw his opening. Together with co-founders Jeremy Smith and Larry Kiss, he set out to build a smarter way to park - a digital marketplace connecting drivers with available spots before they even left the house. It was a simple idea solving a universal problem. This was the beginning of SpotHero.
The Execution:
- 2011: SpotHero launches in Chicago as a peer-to-peer parking marketplace, starting with just 100 spots and three founders cold-calling garage owners on foot.
- 2012: After struggling to gain traction with private spots, the team pivots to partnering with commercial garages - instantly adding 1,000 locations and hitting $100,000/month in revenue. TechStars and Battery Ventures back the round.
- 2014: SpotHero raises $4.5M and expands beyond Chicago, adding New York, Boston, Washington D.C., Baltimore and Milwaukee.
- 2017: A $30M Series C funds a national expansion to 30+ cities, plus the launch of SpotHero for Business - a dedicated product for managing corporate parking expenses.
- 2018: SpotHero acquires Parking Panda, adding 47 cities overnight and landing partnerships with major sports leagues, arenas and convention centres. Named to Time's 50 Genius Companies list.
- 2019: $50M Series D led by Macquarie Capital brings total funding to $118M. SpotHero now operates in 300+ cities across the US and Canada.
- 2022: SpotHero crosses $1 billion in total parking reservations sold - 10 million drivers, 8,000 locations, and a parking industry that's still only 2% digitised.
- 2026: Uber announces it will acquire SpotHero to integrate parking into its super-app - bringing SpotHero's 13,000+ locations to Uber's 202 million monthly active users.
The lesson? Lawrence didn't invent parking - he just made it not terrible. The best marketplace businesses don't create new behaviours, they digitise deeply frustrating ones that people are already doing anyway. SpotHero found a $36 billion industry that was 98% offline and spent 15 years methodically eating it. Sometimes the most boring problems hide the biggest opportunities - and all it takes is a few too many parking tickets to see them.
